Valbonne vs Biot
Two of the hinterland’s finest villages, ten minutes apart. A data-led head-to-head on price, character, schools and lifestyle.
Valbonne or Biot — which should you choose?
Quick answer: Choose Valbonne for the shortest Sophia Antipolis commute, the liveliest village daily life and the deepest international-school bench — at a premium (€6,800/m² in 2024). Choose Biot for more village character, quicker beach access and better value (€6,122/m²), accepting a slightly longer drive to the park and to top schools.
Valbonne and Biot sit about ten minutes apart on the edge of the Sophia Antipolis technology park, and international buyers routinely shortlist both. They look similar on paper — perched Provençal villages, strong demand, the same buying process — but they feel different to live in, and the 2024 data separates them more than you might expect.
How we compare them
Prices below are full-year 2024 DVF medians for houses of 100 m²+ (the latest complete year; see the Hinterland Price Index). They are area-wide medians, not valuations — sector, view and condition move individual prices well above or below them. Last updated 30 June 2026.
The numbers
Quick answer: Valbonne is about 11% more expensive per m² and rising much faster (+12% year-on-year vs +2% for Biot). Over five years the gap widened sharply: Valbonne +25% against Biot’s +6%.

Character and daily life
Valbonne is one of the few planned villages on the Riviera — a near-perfect 16th-century grid around the arcaded Place des Arcades. It has an unusually complete daily life for a village its size: a busy Friday market and antiques fair, year-round restaurants, an international crowd, and a reputation as the most convenient base for Sophia Antipolis. It feels lived-in and sociable rather than sleepy.
Biot is the more romantic of the two — a hilltop village of glassblowers and potters, narrow lanes, and a long artisan tradition (the Fernand Léger museum sits at its foot). It is quieter day to day, closer to the Antibes beaches, and its village core is more obviously historic. Buyers drawn to Biot tend to want character and the coast over the buzz and convenience of Valbonne.
Both are safe, green and family-friendly, with strong demand that has kept resale liquidity healthy through the cycle.
Who each village suits
Quick answer: Valbonne for two-career families on a Sophia Antipolis commute who want lively village life and top schools; Biot for buyers who prize character and coastal access and want more house for the money.
- Choose Valbonne if you commute to the park, have school-age children, want a sociable village with year-round life, and the budget to pay for it. Its +12% year-on-year momentum reflects exactly this demand.
- Choose Biot if you want a more characterful, quieter village, value being 15 minutes from the beach, and prefer to stretch your budget further — Biot’s flatter five-year curve (+6%) also means you are buying at a less stretched point.

Valbonne — most of the technology park lies within its commune, giving a 5–10 minute commute. Biot is only marginally further at about 10 minutes, but it is noticeably closer to the Antibes beaches (~15 minutes vs ~25–30 from Valbonne).
Both are family-friendly. Valbonne has the easier access to international schools and a more sociable, year-round village life; Biot is quieter and more characterful with quick beach access. Families on a park commute often favour Valbonne; those prioritising space and value lean to Biot.
Valbonne’s +25% five-year and +12% year-on-year growth reflect concentrated demand from Sophia Antipolis employment, school catchment and its convenience. Biot (+6% over five years) was already priced for its coastal proximity and had less room to run — which can make it the better-value entry today.
