Private Client Advisory

Bespoke advice for buying and owning in the Riviera hinterland

We represent buyers and owners across the Valbonne to Grasse hinterland. We find the right property on and off market, value it honestly, and guide you through the move and the life around it.

The short version

La Reserve is a bespoke property advisory for the French Riviera hinterland. We work for the buyer and the owner, not the listing: we search on and off market across every agency, value at sector level from official DVF data, and guide clients through schooling, finance, renovation and settling in. We work across languages for an international clientele, and our advisers have lived here for years.

What we do

Valuation

Independent valuations from specialists who price at sector level, backed by 2,587 recorded DVF sales rather than a headline average.

A valuation is only as good as the comparables behind it. We price street by street and sector by sector, using recorded transactions from the French land registry, then give you a defensible figure and the reasoning behind it. You get a conservative, expected and premium view, whether you are preparing to sell, testing an asking price before you offer, or simply deciding.

  • Sector-level comparables from official DVF data, not a town-wide average
  • Conservative, expected and premium scenarios, with the reasoning shown
  • Useful whether you are selling, buying, or deciding

Guidance & settling in

Our advisers have lived here for years, so we help with what actually decides whether a move works, not only the purchase.

Beyond the property itself, we help you understand schools and catchment areas, introduce you to the right notaire and to finance, and point you to trusted people for renovation, maintenance and the practical side of running a home here. For families relocating, that guidance is often the difference between a house and a life.

  • Schools, catchment areas and the international-vs-French choice
  • Introductions to notaire, finance and mortgage
  • Renovation, maintenance and property management contacts
  • The social side of settling into a village

Network

We work across languages and keep a standing network of local partners, so an international client deals with one team who already know the right people.

Buying and owning abroad is mostly a question of who you know. We keep long-standing relationships with notaires, architects, property managers, mortgage brokers and tax advisers across the hinterland, and we work in several languages so that nothing is lost in translation at the moments that matter.

  • Notaires, architects, property managers, mortgage and tax advisers
  • Multilingual, for buyers of every nationality
  • One point of contact who coordinates the rest

Proof, not product

How we know the market

Our advice is grounded in our own research: recorded sales from the French land registry (DVF), tracked village by village and sector by sector. It is the same market knowledge behind every valuation and every shortlist, and we publish a good deal of it.

Common questions

Questions buyers and owners ask

What does a buying agent do that a normal estate agent does not?

A normal agency represents the seller and can only show you its own listings. As a buying agent we represent you, search the whole market including off-market properties, give an honest read on each one, and negotiate on your side. Our fee is agreed with you in advance in a written mandate.

Can you find off-market properties?

Yes. Many of the best hinterland properties are sold quietly, without a public listing, through local relationships. A standing network across the eight villages is a large part of what we do.

Which areas do you cover?

The Riviera hinterland from Valbonne to Grasse: Valbonne, Mougins, Biot, Grasse, Opio, Roquefort-les-Pins, Châteauneuf-de-Grasse and Le Rouret, and the sectors around them.

How do your valuations work?

We price at sector level using recorded transactions from the French land registry (DVF), not a town-wide average, and give you conservative, expected and premium figures with the reasoning behind them.

Do you work with international buyers and in other languages?

Yes. Our clients come from across Europe, North America, the Gulf and beyond, and we work across languages so nothing is lost at the moments that matter.

Can you help with schools, finance and the move itself?

Yes. Beyond the purchase we help with schools and catchment areas, introductions to notaire, finance and mortgage, and trusted contacts for renovation, maintenance and management.

Do you also help owners who want to sell?

Yes. We value owners' properties honestly at sector level and advise on positioning and timing, so you list at the right price rather than discover it on the market.
