Methodology and Confidentiality
Our model compares your property against more than 8,500 real transactions recorded in the official French DVF (Demandes de Valeurs Foncières) database, narrowed to your sector — not just your town. Sector-level data accounts for street-by-street price variation that town averages miss. The model returns three estimates (conservative, expected, premium) reflecting how the property could be positioned at sale.
Average accuracy is 94% on completed sales we have back-tested. Accuracy is highest for villas and apartments in our eight core towns (Valbonne, Mougins, Biot, Grasse, Opio, Châteauneuf-de-Grasse, Le Rouret, Roquefort-les-Pins) where comparable transactions are dense. Bespoke or trophy properties — historic mas, sea-view estates above €5M — sit outside the model and require human valuation, which we provide on request.
Transaction prices come from DVF, the open-data dataset published by the French Ministry of Finance covering every notarised sale in mainland France. We update our local index monthly. Property characteristics (size, condition, features) come from your wizard input and are weighted using comparable-sale regression at sector level.
