What your property is worth today

The model looks for house sales of a similar size to yours in the official French DVF (Demandes de Valeurs Foncières) database. Our copy holds 2,644 house sales of 100 m² or more, at every price, recorded across our eight towns over 2021–2025. If you choose a sector and it has at least 8 sales of a similar size, the estimate uses those sales alone. If it has fewer, or if the sector has no official boundary, the estimate uses sales across your town, and the result tells you which. Sectors follow the same cadastral or INSEE boundaries as our published sector figures. The market figures we publish elsewhere on the site follow a different rule: they cover house sales of €1 million or more (€700,000 or more in Le Rouret, where €1M+ sales are too few), and we never show a median drawn from fewer than 5 sales. You get three estimates (low, mid, high): the 25th, 50th and 75th percentile of those sales' price per m², multiplied by your living area.

A single figure would suggest a precision the data does not have. The model gives three scenarios instead (low, mid and high), one for each way to position the property at sale. The estimates are most reliable for villas, bastides and townhouses in our eight core towns (Valbonne, Mougins, Biot, Grasse, Opio, Châteauneuf-de-Grasse, Le Rouret, Roquefort-les-Pins) where comparable transactions are dense. The online estimate does not cover apartments: the sales it draws on are houses only, so one of our advisers values flats in person. Unusual or trophy properties, such as historic mas or sea-view estates above €5M, sit outside the model and need a valuation by one of our advisers, which we provide on request.

Transaction prices come from DVF, the open dataset published by the French Ministry of Finance, which covers almost every property sale in France (Alsace-Moselle and Mayotte are not included). DGFiP publishes new DVF data twice a year, in April and October. Property characteristics come from the details you enter. Living area and sector choose the comparable sales. Condition, pool and age then move the figure by fixed steps (for example −35 % for a house that needs renovation, +5 % for a pool), because DVF does not record them. There is no statistical regression.
