How to read these figures

The "Demandes de Valeurs Foncières" (DVF) is the official French real estate transactions database, published semi-annually by the Direction Générale des Finances Publiques (DGFiP) under the Licence Ouverte 2.0 (Etalab). The latest transaction recorded for France as a whole when this page was generated is dated 30 December 2025.

The filter applied here targets our market: houses only (DVF type ‘Maison’), built floor area of 100 m² or more, sales only (excludes exchanges, gifts, etc.), sale price of €700,000 or more. Each sale counts once, even when the deed covers several lots. When a commune has fewer than 10 such sales in the latest complete year, its whole series switches to houses sold for €700,000 or more, and every figure says so. We never publish a median drawn from fewer than 5 sales: that year shows “too few sales” instead. A one-year change, or a change since 2021, appears only when both years compared have at least 10 sales each. If even the €700,000 floor leaves fewer than 10 sales, we publish the median of the last 5 complete years pooled together, and say so. Alsace-Moselle and Mayotte are not covered by the DVF database. The same filter feeds the Hinterland Price Index.

DVF prices include seller-side agency fees and VAT where applicable, but exclude notaire fees (about 7% on resale property in the Alpes-Maritimes) and any buyer-side agency fees. These are area-wide medians, not property valuations. The value of a specific house depends on orientation, views, condition, garden, and precise neighbourhood location.
