Your village, in figures

The starting point of every valuation: real sales recorded in the official DVF database. These figures cover house sales of €1 million or more (€700,000 or more in Le Rouret, where €1M+ sales are too few), for houses of 100 m² or more.

Every property is unique. These medians place your town, not your home: only a visit sets its price.

Everything a sale needs, taken care of

  • A valuation on site

Your adviser visits the house, compares sales in the same sector and gives you a realistic range with the reasoning behind it.

  • Careful presentation

Photography to our standard, a description in English and French, plans and key facts gathered in one file.

  • Vetted buyers

Budget, financing and plans checked before any viewing. Your home is shown only to people able to buy it.

  • The file through to the notaire

Diagnostics prepared in advance, the compromis, follow-up on financing and conditions, through to the signing of the deed.

Questions sellers ask us

How do you set the price of my home?

We start from sales recorded in the same sector through the official DVF database, then account for the house itself: condition, plot, views, orientation and access. You receive a realistic range and the reasoning behind it.

Does a private sale take longer?

Not necessarily. A well-priced home shown to the right buyers often sells faster than a listing seen by everyone. If the private market is not enough, you move to the open market when you decide.

Which diagnostics are required to sell?

Depending on the property: DPE energy rating, asbestos, lead, termites, electrics, gas, drainage, the risk report and, in a copropriété, the loi Carrez floor area. We have them done in advance so nothing delays the compromis.

I live abroad. Do I need to be in France to sell?

No. We handle viewings, the file and the notaire, and you sign by power of attorney if you are unable to travel. Capital gains for non-residents follow their own rules, which your notaire explains in detail.

Exclusive or non-exclusive mandate?

A simple mandate lets you list with several agencies. An exclusive mandate gives one agency the sale for a set period, usually three months, and in return we run a full campaign and hold your price.

Prefer to talk it through?

Write to us and your adviser usually replies within one working day. We work in English, French, German and Polish.
