About La Reserve

A boutique agency for the Riviera hinterland

We are a small team based in Valbonne. We take on a limited number of clients, and each one works with the same adviser from the first conversation to the day the keys change hands.

The short version

La Reserve is a boutique estate agency based in Valbonne, on the French Riviera. We help people buy and sell homes across eight hinterland towns, from Mougins to Grasse. Our clients come from many countries, so every search is built around the person, not around our stock. Our advisers have worked this coast for years, and that experience shows in the questions we ask before we show you a single house.

Why we stay small

A boutique agency handles fewer clients so that each one gets an adviser who knows the brief by heart.

Large agencies win on volume. They take on every listing they can and hand each buyer to whoever is free that week. We work the other way round. We keep our client list short, we do not chase listings for the sake of the window, and we stay with you until you sign the acte authentique and get the keys.

Being small also means you speak to the people who make the decisions. No call centre, no handover between departments, no repeating your story to a new name every month.

What tailor-made means in practice

Tailor-made means we write your brief with you before we search, and we measure every property against it, including the parts you did not think to mention.

Most people arrive with a budget, a number of bedrooms and a village name. That is a starting point. The useful part comes next: how you will live in the house on a Tuesday in February, who drives where each morning, what the children need, what you will do with a garden of 3,000 m² once the novelty wears off.

We turn that conversation into a written brief, and we test every property against it. Some clients need a house to lock and leave for six months. Others want to walk to the boulangerie. Those two briefs lead to different villages, and sometimes to different sides of the same village.

  • A search planned around your deadlines: the start of the school year, or the date you become tax resident in France
  • Viewings by video for clients abroad, with a frank view of what the camera hides
  • A shortlist of five houses worth seeing rather than fifty to scroll through
  • Introductions to notaires, lenders, architects and schools when you need them

Multicultural knowledge

Our clients include British, American, French, Belgian, Swiss and Canadian buyers and sellers. Knowing how each of them expects a purchase to work is part of the job.

A buyer from London expects a survey. A buyer from Stockholm expects a fixed price. A buyer from New York expects a closing in weeks. French property works on its own timetable, with the notaire at the centre, a ten-day cooling-off period after the compromis and around three months to completion. We explain that in your terms, and we explain your expectations to the French side.

Between us we work in English, French, German and Polish every day, and we know the cultural gap is often wider than the language gap. Negotiation, paperwork and even a first viewing go better when someone on your side understands both cultures.

What experience changes

Years on one coast teach us which questions matter for a property before you ask them, and what a brief means as well as what it says.

When a client says they want village life, we know whether they mean a café on the square or a quiet lane ten minutes’ walk from it. When a house looks perfect online, we already know to ask about the access road after an autumn storm, the fire-clearance obligations on a wooded plot, or the morning traffic towards Sophia Antipolis.

That knowledge also rests on data. We follow the official DVF register for our eight towns: 2,644 sales of houses of 100 m² or more, at every price, over 2021–2025, each placed in its sector wherever an official boundary allows. Instinct tells us where to look. The numbers tell us what a property is worth.

Four commitments we make to every client

  • One adviser, start to finish

The person you meet first is the person who negotiates for you and sits beside you at the notaire.

  • Beyond our own listings

We search beyond our own listings, with other agencies and through our network. Many hinterland homes change hands without a public listing.

  • Honest advice, in writing

We tell you what is wrong with a house as readily as what is right, and we agree our fee with you before we start.

How we research and check our data
  • Discretion

Your search, your sale and your finances stay between you and us. Many of our clients prefer it that way, and so do we.

Eight towns, one team

We are based in Valbonne and work across the hinterland behind Cannes and Antibes. Each village has its own market, its own sectors and its own price level, and we know them street by street.

Your advisers

Our advisers have worked on the Côte d’Azur for many years and speak the languages of the clients they serve. Each client works with one of them from start to finish.

About La Reserve

What is a boutique estate agency?

A boutique estate agency is a small agency that takes on fewer clients than a large network and gives each one a dedicated adviser. At La Reserve, that adviser handles your search or sale from the first call to completion at the notaire.

Where is La Reserve based and which areas do you cover?

We are based in Valbonne, Alpes-Maritimes. We cover eight hinterland villages: Valbonne, Mougins, Biot, Grasse, Opio, Roquefort-les-Pins, Châteauneuf-de-Grasse and Le Rouret.

Do you work with international buyers?

Yes. Many of our clients are moving from abroad or buying a second home. We work in English, French, German and Polish, and explain the French buying process, from the compromis de vente to the acte authentique, in terms that match what you know from home.

What makes your service tailor-made?

We write a brief with you before we search, covering how you will live in the house as well as its size and price. Every property we show you is measured against that brief, and we tell you plainly when one falls short.

Do you have access to off-market properties?

Yes. Many of the best homes in the hinterland sell quietly through local relationships, without a public listing. Our network across the eight towns is a large part of what we offer.

Do you help people sell as well as buy?

Yes. We value homes at sector level using recorded sales, advise on price and timing, and market each property in a way that suits the owner, whether openly or discreetly.

Tell us what you are looking for

A first conversation costs nothing and commits you to nothing. We will tell you honestly whether we are the right people to help.
